Energy Performance Certificates

Energy Performance CertificatesAn Energy Performance Certificate (EPC) is required to be provided for all commercial properties when they are newly constructed, sold or let. This will apply to all stand alone properties larger than 50m2 although there are some exceptions, namely:

  • Places of worship
  • Temporary buildings with a planned time of use less than two years
  • Stand alone buildings with a total useful floor area less than 50m2 that are not dwellings
  • Industrial sites, workshops and non-residential agricultural buildings with low energy demand.
  • Buildings that are due to be demolished

The EPC and its associated recommendations report are valid for ten years from its registration date. It is not compulsory to act on the advice contained in the recommendations report; however, acting on the advice will help to reduce the buildings annual energy consumption.
